The mission of GMC Property Management is to provide our clients with outstanding service in the field of residential property management. We accomplish this mission by emphasizing attention to detail and a strong hands-on approach to the management of all of our clients’ communities.

Who are we?

GMC Property Management is a full service professional real estate management company that was founded in 1984. It was founded by Jeff Simms with the purchase of a single family rental property in Allegany, NY. By 1989 Mr. Simms had established GMC Development, a partnership set up solely for the purpose of purchase and management of commercial and residential properties. In 1997 GMC Property Management was formed and the company was relocated to Jacksonville Fl. Over the last 21 years, GMC Property Management has expanded to own and operated apartments in Florida, the mid-Atlantic, Texas and Utah. GMC’s expansion has included all aspects of the multi-family business, including acquisition, disposition, asset management, value-add rehabilitation, ground up development and 3rd party management.


Gregory Simms:

Mr. Simms is currently the Managing Partner in charge of Asset Management and is responsible for all acquisitions, dispositions and major rehabilitation for GMC Properties. Before taking over Asset Management, Mr. Simms was responsible for the operations of all GMC properties, including wholly owned, joint venture and third party management communities. In this capacity, he implemented and stream lined all procedures, operational systems and software within GMC Properties. Prior to joining the company, Mr. Simms served as an F-16 Instructor Pilot in the U.S. Air Force and also worked in the commercial loan department for Norstar Bank, NA. He holds a BBA in Management Science from St. Bonaventure University, a Florida real estate license and is a CPM candidate and member of the Institute of Real Estate Management.

Christopher Simms:

Mr. Simms is currently the Managing Partner in charge of all GMC Development. Prior to taking over Development, Mr. Simms was in charge of acquisitions, dispositions and all major rehabilitation within GMC companies. In this capacity, he negotiated joint ventures with both independent investment groups as well as institutional equity groups. Mr. Simms career prior to joining GMC consisted of managing the West Coast retail accounts for the L & JG Stickley Company and a short stint after college with a conglomerate of furniture manufacturers as a sales representative. Mr. Simms holds a BS in Marketing and Management from Jacksonville University and holds the designation of CPM from Institute of Real Estate Management.

Jeffrey M. Simms:

Mr. Simms is currently the Managing Partner in charge of Operations and has worked in all different facets of GMC over the past 9 years. As the head of Operations, MR. Simms is in charge of the day to day running of all GMC properties, including wholly owned, joint venture and third party management communities. Prior to joining GMC on a permanent basis, Mr. Simms worked in Singapore in Marketing. Mr. Simms holds a BA in Mass Communication from St. Bonaventure University and is a licensed real estate agent in Florida and is currently seeking his CPM through the Institute of Real Estate Management.

F. Jeffrey Simms:

Mr. Simms‟ real estate career began in 1985. As the founder of GMC Properties, Mr. Simms acquired an outstanding reputation as a developer and operator of commercial, retail and multi-family property throughout southwestern New York and northwestern Pennsylvania. Mr. Simms formally retired from day-to-day operations in 1998, however he has continued in an advisory position since stepping down. Prior to founding GMC, Mr. Simms started and operated a highly successful retail business in southwestern New York. Mr. Simms also served as a Naval Aviator in the Vietnam War and holds a BS in Mathematics from St. Bonaventure University.
