New Property Lease-up:
As a developer, GMC has experience in new property lease-up. We can help both Developers and Owners achieve the monthly lease-up rates necessary to achieve stability and permanent finance objectives.
Physical Inspections of New Property:
GMC offers this service to help facilitate the due diligence period on properties in contract. All properties will be inspected by a GMC turnover team led by one of the managing partners. A walk through will be performed on every unit analyzing the condition of each unit. All data will be tabulated in an easy to read format and sent to the owner.
Supervision of Property Rehabilitation:
This is another service offered by GMC, for properties that will be going through rehabilitation. GMC has extensive experience in the field property rehabilitation. The managing partners will act as the Project Manager for each property being rehabbed. GMC will aggressively bid out any major work to be accomplished, to ensure the owner receives the best value for the money spent.
Facilitation of Property Sale or Refinance:
This is a vital service to many property owners. GMC has over 25 years of experience in the field of buying, selling and refinancing multi-family properties. As an owner as well as a third party management company, GMC understands the lending markets and knows what is required to achieve specific returns. We will help clients tailor their operations and reporting to achieve their specific goals whether it be a sale, refinance or necessary acquisition of mezzanine debt. GMC has longstanding relationships with many lending sources such as Freddie Mac, Fannie Mae, Merrill Lynch, Bank of America, Lincoln, Nationwide and several conduit lenders. GMC also has experience working with lenders and servicers on loan modifications.
